Empyrean's House Flipper launched on 17 May 2018, published by Frozen District and PlayWay, and this is the original rather than the 2023 sequel. It is a first person renovation sim driven by an email inbox: clients write in, you mop, paint, knock down walls and fit radiators, and the money funds buying wrecked properties from the laptop to fix and auction off. House Flipper 2 arrived in December 2023 on a completely new code base and added the town of Pinnacove, an Assembly building mode and a true sandbox, none of which exist in this game. The 2018 original scored 68 on Metacritic for PC and still became a Steam bestseller.

Boss fights are where House Flipper tests everything you've learned. This guide covers strategies for bosses across all areas, organized by progression order. For general combat techniques, see our combat guide.

Cleaning Jobs Bosses

Area difficulty: Easy Recommended level: Opening hours, no perks required Recommended build: Painting with Vacuum Cleaner

Strategy

The first bosses teach core combat mechanics. Focus on learning patterns rather than dealing damage. Work arrives as emails on your in game laptop, each one from a named client with a short backstory and a list of demands. This is your primary tool here.

Key tips:

  • Don't rush. Learn the attack patterns first.
  • Use Email jobs from the laptop to create safe windows.
  • Vacuum Cleaner is enough to handle everything here.

Painting Jobs Bosses

Area difficulty: Moderate Recommended level: After the first cleaning contracts Recommended build: Painting with Vacuum Cleaner

Strategy

Early game bosses test your understanding of Six perk trees fed by tool use. Players who skipped learning this mechanic will hit a wall here.

Key tips:

  • Six perk trees fed by tool use is critical for these fights.
  • Farm Vacuum Cleaner upgrades if you're struggling.
  • Consider switching to Painting if your current setup isn't working.

Installation Jobs Bosses

Area difficulty: Hard Recommended level: Mid career, Handyman perks recommended Recommended build: Cleaning with Mop

Strategy

Mid-game bosses are the major skill check. They combine multiple mechanics and punish players who rely on a single strategy.

Key tips:

  • You need both Email jobs from the laptop and Buying and reselling properties mastery.
  • Mop makes a significant difference. Get it before attempting these.
  • See our combat guide for advanced techniques.

House Flipper Mode Properties Bosses

Area difficulty: Very Hard Recommended level: After the full tool wheel is unlocked Recommended build: Cleaning with Mop

Strategy

Late-game bosses are serious challenges. Build optimization matters as much as mechanical skill.

Key tips:

  • Make sure your build is fully optimized.
  • Mop at max upgrade is recommended.
  • Study each boss's attack patterns. Most have 2-3 phases.

Garden Flipper Plots Bosses

Area difficulty: Extreme Recommended level: Requires Garden Flipper DLC Recommended build: Cleaning with Mop

Strategy

Endgame bosses are the ultimate test. They require mastery of all combat systems and an optimized build.

Key tips:

  • Top-tier build with best-in-slot gear is mandatory.
  • Master every mechanic. See our combat guide.
  • These fights reward patience and pattern recognition above all else.

General Boss Tips

  1. Learn before you fight: Spend your first attempt observing attack patterns. Don't try to win on attempt one.
  2. Match your build: Some bosses favor certain builds over others. Don't be afraid to switch.
  3. Upgrade your equipment: A max-upgraded Mop trivializes fights that seem impossible with weaker gear.
  4. Use Email jobs from the laptop: The core combat mechanic is your best defensive tool in every boss fight.
  5. Check the walkthrough: Our walkthrough tells you when you're ready for each boss.
