Manor Lords is a medieval city-builder with real-time tactical battles, created largely by a solo developer. The game simulates a realistic medieval economy where burgage plots (residential lots) generate taxes, farmland requires crop rotation, and seasonal weather affects production. The burgage plot system is the standout feature — each plot can have backyard extensions (chicken coops, vegetting gardens, apple orchards) that produce resources passively. Battles use Total War-style unit formations with morale, flanking, and terrain effects. Still in Early Access, Manor Lords already delivers one of the most atmospheric medieval management experiences available.
Manor Lords features distinct areas with increasing difficulty. This guide covers every major location in progression order — what to do, what to get, and when to move on. For the step-by-step path, see our walkthrough.
Area Progression Order
| Order | Location | Difficulty | Key Rewards | Recommended Build |
|---|---|---|---|---|
| 1 | Starting Settlement | Game start | Initial economy, first burgage plots, church and market foundation | Retinue |
| 2 | Farmland | Early game priority | Food production (wheat→bread, barley→ale), flax→linen cloth | Retinue |
| 3 | Forest | Ongoing resource | Timber, firewood (heating), charcoal, hunting (meat/hides) | Militia |
| 4 | Market Town | Mid game | Advanced buildings, increased trade, population growth, tax revenue | Militia |
| 5 | Border Region | Mid-late game | New resource access, territory expansion, potential military conflicts | Militia |
Starting Settlement — Starting Area
Your initial region with a few families and basic resources. Build a church, marketplace, and initial burgage plots. The starting area determines your first resource specialization based on available deposits (clay, iron, stone).
| Attribute | Detail |
|---|---|
| Difficulty | Game start |
| Key Rewards | Initial economy, first burgage plots, church and market foundation |
| Recommended Build | Retinue |
| Key Equipment | Spears |
What to Do Here
- Learn the basics of burgage plot system — this is where you practice without heavy punishment.
- Collect starting resources and your first equipment upgrade.
- Clear all main content before moving to Farmland.
- If you're struggling, read our beginner's guide.
Farmland — Early Game
Flat terrain designated for crop fields. Requires plowing, sowing, and harvesting across seasons. Three-field rotation (wheat, fallow, barley) maintains soil fertility. Oxen dramatically speed up farming operations.

|---|---|
| Difficulty | Early game priority |
| Key Rewards | Food production (wheat→bread, barley→ale), flax→linen cloth |
| Recommended Build | Retinue |
| Key Equipment | Spears |
What to Do Here
- Focus on mastering seasonal farming — it's critical from this point on.
- Farm for Spears if you don't have it yet.
- Complete all objectives for maximum rewards.
- Prepare for the difficulty spike in Forest.
Forest — Mid Game
Wooded areas providing timber, firewood, and hunting grounds. Logging camps produce planks for construction. Forests regenerate slowly if not clear-cut. Charcoal production (from wood) fuels smithing operations.
| Attribute | Detail |
|---|---|
| Difficulty | Ongoing resource |
| Key Rewards | Timber, firewood (heating), charcoal, hunting (meat/hides) |
| Recommended Build | Militia |
| Key Equipment | Spears |
What to Do Here
- This is the main skill check. Bring an optimized build.
- Swords becomes accessible here — prioritize getting it.
- Master real-time battles for the boss encounters.
- Check our boss guide if you get stuck.
Market Town — Late Game
Once your settlement reaches market town status (population and prosperity thresholds), new buildings and trade options unlock. Market towns attract more settlers and enable advanced crafting. The market stall system generates tax revenue.
| Attribute | Detail |
|---|---|
| Difficulty | Mid game |
| Key Rewards | Advanced buildings, increased trade, population growth, tax revenue |
| Recommended Build | Militia |
| Key Equipment | Swords |
What to Do Here
- Full build optimization is expected by this point.
- Swords should be your primary, fully upgraded.
- territory claiming mastery starts mattering here.
- Farm resources for the push into Border Region.
Border Region — Endgame
Contested territories at the edge of your influence. Claiming border regions requires Influence and may trigger conflict with neighboring lords. Border regions often have resources absent from your starting area, incentivizing expansion.
| Attribute | Detail |
|---|---|
| Difficulty | Mid-late game |
| Key Rewards | New resource access, territory expansion, potential military conflicts |
| Recommended Build | Militia |
| Key Equipment | Swords |
What to Do Here
- This is endgame. Best-in-slot gear and a perfected build are mandatory.
- See our boss guide for endgame fight strategies.
- The reward loop: clear content → upgrade → push harder content.
- Experiment with Mercenaries for variety once you've mastered the meta.
Exploration Tips
- Clear areas in order — Starting Settlement → Farmland → Forest → Market Town → Border Region. Skipping areas means missing resources you'll need later.
- Check every corner — Hidden caches and secrets are often in non-obvious locations.
- Match your equipment — Some areas favor different equipment types.
- Read the walkthrough — Our walkthrough provides exact progression milestones for each area.
- Don't rush — Clearing an area fully gives more resources than speedrunning two areas.
