Frozen District released House Flipper 2 on 14 December 2023, moving the series from a menu of disconnected apartments into the fictional seaside town of Pinnacove. Story mode runs 24 jobs across four districts, starting with Raccoon Trouble, a brief emailed to you by Tom Marino. Sandbox mode hands over empty plots and the full building toolset, and the game later added online co-op for two to four players.
This guide covers everything you need: core mechanics, the best builds, equipment worth investing in, location progression, and the tips that actually make a difference.
Core Mechanics
Perk points across nine skill categories
Finished jobs award perk points spent across Cleaning, Collecting Trash, Painting Walls, Surface Finishes, Demolition, Building, Flipper Tool, Flipper Skill and Selling Houses. Roller of Tomorrow and Freestyle change how painting feels more than any other pair on the tree.
Buying, renovating and selling houses
Once the story unlocks flipping you buy a run down property, renovate it and put it back on the market. By Popular Demand raises the number of offers you can choose between to three, while Tough Negotiator and Business Shark raise the sale price itself.
Assembly mode building from foundations
Sandbox plots let you lay foundations, walls, floors and roofs yourself, brick by brick with mortar. Racing Trowel speeds up mortar laying and Perfect Duo makes bricks arrive with mortar already on them, which cuts the slowest part of building in half.
Flipper Tool duplication and restyling
The Flipper Tool highlights and manipulates placed objects, and the Like Two Drops of Water perk turns it into a duplicator. Trendsetter copies styles and surface finishes, so a kitchen you are happy with can be repeated through a whole property in seconds.
Job briefs with client requirements
Every story job lists exactly what the client wants, whether that is rooms cleaned, particular furniture placed or a set colour scheme. Only the listed conditions are checked, so anything you add beyond the brief is done for your own satisfaction rather than for score.

Equipment Guide
| Equipment | Why It Matters | Best For |
|---|---|---|
| Mop | The first tool you unlock, used on dirt, stains, graffiti and cobwebs. | Every job, since almost all of them are gated behind a cleanliness check |
| Paint Roller | Paints walls and ceilings within an area you designate first. | Large flat wall runs where the Paint Gun would waste material |
| Sledgehammer | Knocks out wall sections to open up cramped floor plans. | Opening kitchens into living rooms, which most flip clients reward |
| Tiling and Paneling Tool | Applies tiles and panels to both walls and floors from a carried stock. | Bathrooms and kitchens where surface finishes drive the sale price |
| Flipper Tool | Highlights, moves and edits placed objects. | Furnishing repeated rooms and matching a colour scheme across a whole house |
Mop: The first tool you unlock, used on dirt, stains, graffiti and cobwebs. Cleaning spray from the perk tree covers ground faster, and Spraying sprinter removes its cooldown entirely.
Paint Roller: Paints walls and ceilings within an area you designate first. Roller of Tomorrow widens the stroke and Freestyle removes the designation step so you can paint any surface directly.
Sledgehammer: Knocks out wall sections to open up cramped floor plans. Big bang widens the hit area and Quick and strong cuts the cooldown between heavy swings.
Tiling and Paneling Tool: Applies tiles and panels to both walls and floors from a carried stock. Heavy lifting and Strongman raise how much material you carry per trip, which is the real bottleneck on large rooms.
Flipper Tool: Highlights, moves and edits placed objects. With Like Two Drops of Water it duplicates items outright, and with Trendsetter and Designer it copies finishes and swaps furniture styles.

Location Progression
| Location | Level Range | Key Rewards |
|---|---|---|
| Pinnacove Suburbs | Story jobs 1 to 10 | Mop, Paint Roller, Sledgehammer, tablet store access, first perk points |
| Crayfish Coast | Mid game story jobs | House buying and flipping unlock, larger perk budget |
| Coralroot Forest | Late story jobs | Assembly mode practice, Building tree perks, higher value flips |
| Old Pinnacove | Final story jobs | Story completion, top tier selling perks, the most profitable flips |
| Sandbox | Available any time | Free building, design sharing, no brief conditions to satisfy |
Pinnacove Suburbs: The opening district and where the tutorial jobs live, beginning with Raccoon Trouble from Tom Marino. Ten of the story jobs sit here and they introduce cleaning, painting, demolition and furnishing one at a time.
Crayfish Coast: Coastal properties with more ambitious layouts than the suburbs and briefs that assume you already own the core tools. Jobs here start leaning on surface finishes rather than raw cleaning.
Coralroot Forest: Wooded plots and cabins where building and structural work matter more than tidying. Expect briefs that want walls moved rather than walls washed.
Old Pinnacove: The final district, closing out the 24 job story. Properties are the largest in the game and combine every mechanic the earlier districts taught separately.
Sandbox: Empty plots with unlimited money and every tool already available, plus mod.io integration for sharing designs. The level editor lives here too, so community houses become playable jobs.

Tips That Actually Matter
- Read the job brief before you touch anything. The game only checks the listed conditions, so an hour spent styling a bedroom that was never mentioned earns exactly nothing toward finishing the job.
- Clear trash with garbage bags before you start mopping stains. Objects on the floor block the cleaning cursor and you will end up doing the same room twice.
- Take Faster cleaning and Cleaning spray as your first two perks. Cleaning is the single most repeated action across all 24 story jobs and every second saved compounds.
- Roller of Tomorrow plus Freestyle turns wall painting from the slowest job in the game into one of the quickest, because you stop having to designate an area before each surface.
- Nothing goes to waste sells trash you bag at full value. On hoarder properties that single perk covers the cost of the furniture you need to buy for the same job.
- Use the Flipper Tool with Trendsetter to copy a finished room's surface style rather than reselecting tiles and paint per room. It is the difference between five minutes and thirty on a large house.
- Hold off selling any flip until By Popular Demand is unlocked. Three offers instead of one is usually a noticeable difference in the final price on the same property.
- In Sandbox, lay foundations and load bearing walls before anything decorative. Moving a wall after floors and tiles are down means redoing the surface work above and below it.
- Heavy Lifting and Strongman raise how much tile, panel and wallpaper you carry per trip. On a full bathroom retile this removes most of the walking, which is where the time actually goes.
- Co-op works best when each player fills a different perk branch. Four players all specced into cleaning still only have one job's worth of cleaning to do between them.
Common Mistakes to Avoid
- Decorating far beyond the brief on story jobs, which costs money and time without moving the completion bar.
- Buying furniture from the tablet before checking whether the client brief already specifies particular items.
- Spreading perk points evenly across all nine categories instead of finishing Cleaning and Painting Walls first.
- Selling a renovated house at the first offer before the Selling Houses perks are unlocked.
- Demolishing walls in Sandbox after floors and wall finishes are already applied, forcing the surface work to be redone.
Frequently Asked Questions
How long is the House Flipper 2 story?
Twenty four jobs across four districts: Pinnacove Suburbs, Crayfish Coast, Coralroot Forest and Old Pinnacove. Pinnacove Suburbs alone holds ten of them.
Does House Flipper 2 have co-op?
Yes. Online co-op supports two to four players in both Story and Sandbox modes, with LAN play available and cross platform support.
Do I need to have played the first House Flipper?
No. House Flipper 2 is a fresh start with a new town, a rebuilt tool set and Assembly mode building, none of which carries over from the original.
Can I build a house from scratch?
Yes, in Sandbox mode. You lay foundations, brick walls with mortar, floors and roofs, and the Building perk branch exists specifically to speed that process up.
Which perks should I take first?
Faster cleaning and Cleaning spray, then Roller of Tomorrow, then Nothing goes to waste. Those four cover the three actions you repeat in nearly every job.
