Frozen District released House Flipper 2 on 14 December 2023, moving the series from a menu of disconnected apartments into the fictional seaside town of Pinnacove. Story mode runs 24 jobs across four districts, starting with Raccoon Trouble, a brief emailed to you by Tom Marino. Sandbox mode hands over empty plots and the full building toolset, and the game later added online co-op for two to four players.

Phase 1: Getting Started (Pinnacove Suburbs)

The opening district and where the tutorial jobs live, beginning with Raccoon Trouble from Tom Marino. Ten of the story jobs sit here and they introduce cleaning, painting, demolition and furnishing one at a time.

What to Do in Pinnacove Suburbs

  1. Learn Perk points across nine skill categories. Finished jobs award perk points spent across Cleaning, Collecting Trash, Painting Walls, Surface Finishes, Demolition, Building, Flipper Tool, Flipper Skill and Selling Houses. Spend your first session getting comfortable with this.
  2. Pick Painter as your starting build. See our builds guide for why.
  3. Read the job brief before you touch anything. The game only checks the listed conditions, so an hour spent styling a bedroom that was never mentioned earns exactly nothing toward finishing the job.
  4. Acquire your first equipment upgrade: Paint Roller or whatever's available.
  5. Clear all main content before moving on.

Phase 2: Early Game (Crayfish Coast)

What to Do in Crayfish Coast

  1. Work on Buying, renovating and selling houses. Once the story unlocks flipping you buy a run down property, renovate it and put it back on the market. This system becomes critical from here on.
  2. Farm for Paint Roller if you haven't already. It's the key upgrade for this phase.
  3. Clear trash with garbage bags before you start mopping stains. Objects on the floor block the cleaning cursor and you will end up doing the same room twice.
  4. Complete all objectives before pushing to Coralroot Forest.
  5. Consider whether Cleaner might suit your playstyle better than Painter.

Phase 2 Checklist

  • Buying, renovating and selling houses integrated into gameplay

Phase 3: Mid Game (Coralroot Forest)

Wooded plots and cabins where building and structural work matter more than tidying. Expect briefs that want walls moved rather than walls washed.

What to Do in Coralroot Forest

  1. Master Assembly mode building from foundations. Sandbox plots let you lay foundations, walls, floors and roofs yourself, brick by brick with mortar. This unlocks a new layer of gameplay.
  2. Start working toward Mop. It's the best equipment and becomes accessible around now.
  3. Take Faster cleaning and Cleaning spray as your first two perks. Cleaning is the single most repeated action across all 24 story jobs and every second saved compounds.
  4. This area is the main skill check. If you can clear it, you're ready for late game.
  5. Start investing in Flipper Tool duplication and restyling for the tactical depth you'll need going forward.
